The financial crisis certainly has made it interesting times. With something like 74% of all mortgages due to mature off their fixed rates this year, 2010 is not only going to be interesting but stressful for some. Do we fix or do we float? When are rates likely to increase? What could they increase to? All sensible questions but everybody has their own opinion and answer to this. I was fascinated with BNZ Economist -Tony Alexanders’ take on it last week…..Download his weekly overview of 11 Feb 2010

We don’t have a habit of calling on mortgage brokers and with our earlier encounter of one last week, left us discouraged, as they said we would get a loan and therefore wouldn’t even try. But you came in at short notice and did an amazing job. You were able to do the impossible and secure us a loan. We were impressed that you were available from early in the morning right through into the evening there was no answer message which said “you have called us outside normal hours, try again tomorrow.” We would gladly use you again although we intend staying put for some time, so we hope you keep working for many more years to come. We would also recommend you to anyone seeking to raise a mortgage. Regards Peter & Rosemary McDonough December 4, 2006Reserve Bank expected to hold OCR steadyEconomists expect Reserve Bank governor Alan Bollard will hold rates steady this week despite evidence the economy remains surprisingly strong. Bollard’s official cash rate (OCR), which has a direct bearing on floating mortgage rates and a lesser impact on fixed-rate home loans, currently stands at 7.25%. November 11, 2006Excellent Auction adviceWe were really pleased when Sue offered Stuart’s services when we decided to go after our first house at auction. We’d watched a couple of auctions and felt out of our depth trying to go it alone. Stuart took time to explain the process, understand what our price expectations and limits were and provided a steadying influence on us at a stressful time. The auction took place in a crowded conference room, and it was reassuring that Stuart knew most of the agents and advisors. The bidding went faster than we could follow, but stopped short of the reserve and ended in a vendor negotiation. This was something that we were totally unprepared for, and was handled very deftly by Stuart, who talked us through it calmly. We won the auction and the price was healthy, but affordable. It’s highly doubtful we’d have got this kind of result without our experienced guide! Thank you so much for your assistance Kim(Assistant to Bridgitte) Thank you so much for your assitance Kim in getting my loan approved to purchase the property in Wellsford. It has been a pleasure to work with you and I will have no hesitation in passing your contact details on to family and friends. August 8, 2006Discounted Interest Rates – How much can I expect?Discounted Interest rates ….How much can I expect? With competition heating up this year, can we expect interest rates to be heavily negotiated in a drive by banks to get bigger market share? I’m a long term client, the bank should want to look after me, shouldn’t they? If not should I change banks?
